Zoning Permits and Certificates
Zoning permits authorize the use of structures. They are also called "Certificates," as they certify the structure for its intended use.
A Certificate of Use is required prior to opening any business in unincorporated Miami-Dade County.

Please note: Certificates of Occupancy and Certificates of Completion are now issued by the Building Department.
New Requirement for Special Event Permits
As part of the process to obtain a special event permit from the Department of Building and Neighborhood Compliance, a Certificate of Use from the Department of Planning and Zoning will be required for a special event that is open to the public and involves retail sales. These types of events include but are not are limited to: carnivals, amusement attractions, sales of Christmas trees, pumpkins, flowers, and fireworks.
