Flood Insurance

More Savings! The deadline for grandfathering your property's flood zone has been extended to January 1, 2013.
The Federal Emergency Management Agency (FEMA) wants to ease the transition for mortgage holders who have been newly mapped into a high-risk flood zone, which now are mandated to purchase flood insurance for their properties. If your property was newly mapped into a high-risk flood zone you may be eligible for the lower-cost Preferred Risk Policy (PRP) for up to 2 years after the latter of the two: Map revision date of September 11, 2009 or January 1, 2011. This means that property owners have until January 1, 2013 to grandfather their property's flood zone.

If you grandfather your insurance rate by purchasing a policy with the former lower rate, this rate will be maintained as long as the flood insurance policy is kept. Contact a flood insurance agent in your area for instructions on the new PRP Eligibility Extension Program.

Flood insurance is required for any federally backed mortgage in a special flood hazard area.

Because of drainage improvements funded through the Miami-Dade Stormwater Utility, and other enhancements to the community services provided by Miami-Dade County, effective October 1, 2003 a 25% discount is included in the rate to those residents in unincorporated Miami-Dade who are in a flood zone and purchase flood insurance policies. A 10% discount is also available for those outside of flood zones, with the exception of Preferred Risk policies.

The amounts of flood insurance that are available through the National Flood Insurance Program as of March 1, 1995 are as follows:

Please note that when purchasing flood insurance, the policy is not in effect until 30 days after purchase.

New Flood Zone Maps

The Federal Emergency Management Agency (FEMA) has completed a major effort to develop detailed digital flood hazard maps that reflect current flood risks for Miami-Dade County. The new Flood Zone Maps replace existing maps by using updated and more detailed information.

The new maps also referred to as Flood Insurance Rate Maps (FIRMs) illustrate flood hazards throughout the County and are used when determining flood insurance policy rates. Residents and businesses can view the maps to better understand their potential flood risk to help identify steps they may need to take to protect against property damage and loss.

View the Flood Zone Maps, then enter your address to view the map for your area. For confirmation of your property's official flood zone designation, call Environmental Resources Management at 305-372-6466 or call your insurance agent.
