Plan Review

Welcome to Environmental Plan Review. Our main responsibility is to review building permits, Certificates of Use and Occupancy, and the Local Business Tax applications to ensure that Federal, State, and County (Chapter 24 and Chapter 11c of the Miami-Dade County code) environmental protection laws are complied with.

Plan Review welcomes customers to interact with the Section’s personnel by calling one of our locations listed to address any questions that you may encounter with the process. Additionally, you now have the ability to schedule an appointment with a DERM plan reviewer via the web through the Miami-Dade County Building Department.

Plan Review encourages applicants to use the DERM Plan Submittal Checklists in order to submit complete and approvable sets of plans. Plan Review believes that its overall productivity can be greatly improved if the customer submits clear and accurate information for review, along with any supporting documentation.

Home demolition permits

As of Jan. 4, DERM began conducting walk-thru reviews of single-family home demolition permits (upto four units). Applicants will have to complete an Affidavit for Asbestos Notice/Notice of Asbestos Renovation or Demolition. This affidavit can be picked up at the Miami-Dade Permitting and Inspection Center (PIC) and needs to be submitted to DERM for review. For additional information, please call 786-315-2800.

Plan reviews

In order to improve Miami-Dade County's plan review process, plans will be automatically routed, when applicable, through a review by the Miami-Dade County Water & Sewer New Business Section. It is part of a collaboration between DERM, the Water & Sewer Department and Building and Neighborhood Compliance Department.

Tie Beam inspection procedure

Effective July 6, anyone working on a new building construction and/or substantial additions is required to submit an "Under Construction Elevation Certificate" showing floor elevation, adjacent grade elevation and crown of road elevation before proceeding with the Tie Beam Inspection. Some DERM review programs have moved
