Notice to engineers, architect contractors and owner builders

Plan Review Flood Legends

All building permit plans for new construction, additions, remodeling and repair projects submitted to Environmental Resources Management's Office of Plan Review shall have as part of the plans notes Environmental Resources Management's Flood Legend (attached forms will not be accepted). This legend provides the minimum information required by Chapter 11c Sect. 3-C-4 of the Miami-Dade County Code.

In order to simplify, customize and standardize the information required, this office is providing Legend sample forms in accordance with each type of project. It is strongly recommended that this Legend be included as part of the notes in the plans. Plans that do not include appropriate flood legend will be disapproved. The following is a list of the Flood Legend Information for the different types of construction projects, containing the minimum necessary information for each type of project:

• Flood Legend New Construction Residential
  For Single Family & Duplex Projects (includes master models). Minimum information required: Lowest Floor, Garage Floor, Adjacent Grade, & Crown Of Road (Water Control [WC] Approved Paving & Drainage Plans and Copy Of ERP Permit Shall Be Attached.)
• Flood Legend New Construction Commercial / Industrial
  For Commercial, Industrial projects Minimum information required: Lowest Floor, Adjacent Grade, Catch Basin & Crown Of Road (WC Approved Paving & Drainage Plans And Copy Of ERP Permit Shall Be Attached.)
• Flood Legend New Construction Multi-Unit
  For Multi-Unit, Condo, Townhouse Projects: Lowest Floor, Garage Floor, Adjacent Grade, Catch Basin & Crown Of Road (WC Approved Paving & Drainage Plans And Copy Of ERP Permit Shall Be Attached)
• Flood Legend Additions / Remodeling
  For Additions, Remodeling, Repairs & Combinations (Includes Residential, Commercial, Multi-Unit): Scope Of Work Costs, Existing And Proposed Floor Elevation

Legend information shall be a part of the plan notes. The size of legend block we recommend is approximately 5”X7” remember plans are Microfilm for the record and any thing smaller when it is reduced will be difficult to read. The plan sheet containing the proposed elevation information will be the plan sheet, which will be stamped approved by our office.
