Zoning Code Rewrite Highlights

Highlights

1.

Re-title Chapter 33 to “Planning and Zoning”. Transfer planning policies from Chapter 2 of County Code to Chapter 33.

2.

Re-number the existing Zoning Code into 24 Articles in a more logical order:

Re-number all existing Sections from 1-999 to reduce/eliminate decimals e.g. “Section 33-302.01.

Transfer Chapter 18A Landscaping of the County Code to Article XIV

Delete Chapter 23A Planning Generally as redundant

Delete Chapter 33A Developments in Incorporated Areas Creating County Impact as obsolete

7.

Discontinue RU-5A Zoning District and merge into RU-5

8.

Discontinue RU-3 Zoning District and merge into RU-3M

9.

Discontinue EU-S Zoning District and merge into EU-M

10.

Discontinue the RU-1Z and ZLL (Zero Lot Line) Zoning Districts

11.

Discontinue RU-TH Zoning District and add RU-RH

12.

Add CON-Conservation and ECO-Natural Ecology Zoning Districts, which will gradually replace the GU (Interim District).

13.

Add ACT-Activity Node District (BU-1 Option) and RU-3M Option District

14.

Add NBN - Neighborhood Business Node District

15.

Add CUC - Community Urban Center District and MIC-Marine Industrial Commercial District

16.

Permit accessory dwelling units in single family residential districts

17.

Eliminate “Unusual Uses” and assign these uses to specific zoning districts by right with limitations or possibly as special exceptions

18.

Add Director’s Interpretationsand Substantial Compliance criteria under Director’s Duties

19.

Add tutoring, music and swimming lessons as permitted accessory uses in the RU, EU and AU Districts.

20.

Reduce required front setbacks in RU-1, RU-2, and RU-RH Districts

21.

Introduce design standards in RU and BU Districts

22.

Include the internal staff list of similar uses by zoning district

23.

Eliminate double numerical references e.g. “twenty-five (25) feet”.
