    New! Effective Immediately: Pursuant to the Interlocal Agreement for Public School Facility Planning between Miami-Dade County and Miami-Dade County Public Schools, a public school facility review is required on all proposed residential development zoning applications. After submittal of the application by the applicant to Miami-Dade County, the zoning application will be transmitted electronically by Miami-Dade County to Miami-Dade County Public Schools. A fee of $250.00 for the public school facility review will be assessed electronically to the zoning applicant by Miami-Dade County Public Schools.  Payment must occur electronically prior to the public school facility review being completed.

    Plan revision for Zoning Hearing Applications
    Please note that effective June 16, 2008, no plan revisions for Zoning Hearing Applications will be accepted without an appointment.  Please call (305) 375-2640 to schedule an appointment to submit any plan revisions.

    Zoning Hearings

    Property owners or lessees who desire to use or develop a property for a particular purpose which is different than what current zoning regulations allow may request a public hearing. Local issues are decided before the local Community Zoning Appeals Board.

    Countywide issues and some appeals are scheduled to be heard by the Board of County Commissioners.

    • When is a Zoning Hearing Required?
      Whenever a property owner or lessee desires to change the use of land, the request is made by applying for a public zoning hearing.
    • What is a Zoning Hearing Required For?
      Approval of all new proposals, and all development plans for a proposed use of land or a proposed structure that have been disapproved by staff.
    • Why is a Zoning Hearing Required?
      The Zoning Processing, Zoning Information or the Zoning Permit Sections of the Department of Planning & Zoning determine whether or not present zoning regulations allow for certain uses or development proposals.
    • How much Does a Zoning Hearing Cost?
      Fees and more detailed instructions can be found on the application form.
