Zoning Inspection for Building Permit

As part of the building permit process, zoning inspections will be required to determine whether the landscape and site plan has been executed according to the requirements of the approved plan leading to issuance of a Certificate of Occupancy or a commercial shell Certificate of Completion by the Miami-Dade Building Department. The Zoning Inspector will insure that, when required, a Landscape Certificate and Final "As Built" Survey are available at the time of final inspection. Landscape Certification forms are available from the department upon request. A licensed surveyor must perform an "As Built" Survey.

Zoning Inspectors also conduct inspections to approve requests for Temporary Certificates of Occupancy, Temporary Certificates of Use and Temporary Certificates of Completion. These temporary certificates may be granted for up to ninety (90) days and allow the location to be occupied and used with certain restrictions while pending requirements are being satisfied.  These certificates may be extended for additional periods of time subject to certain conditions.
